Adding New Features and Amenities in Hummingbird

Self-storage properties offer a variety of Spaces with features and amenities that enhance the customer experience, add value, and differentiate one property from another in a competitive market. Some common features and amenities are climate control, drive-up access, roll-up doors, proximity to the entrance, etc. To learn more about the other features and amenities and their differences, refer to “What is the difference between features and amenities?”
Hummingbird allows you to create new features and amenities and assign them to different Spaces at your property.
To create new Features and Amenities:
- Navigate to Hummingbird Settings by clicking the settings icon from the left navigation and then Features and Amenities.
2. Click the dropdown menu under the property name section and select the desired property from the list.
3. Click the Select Space Type dropdown and select the relevant space type from the list.
This will filter and display the features and amenities applicable to the selected space type.
Adding features and amenities from a predefined list:
1. To create new features and amenities, click Add Features and Amenities.
2. Select the required features and amenities by selecting the corresponding checkbox and click Next.
A list of pre-defined features and amenities most commonly used by self-storage properties will be displayed. These features and amenities are divided into categories such as access, additional amenities, moving options, renting and payments, security, and vehicle storage.
3. Set the default values for the selected features and amenities and click Add Features and Amenities.
4. To verify that the necessary features and amenities have been added, click Confirm.
Note: If most of your Spaces offer a particular feature, say 51% or more, select that as the default option.
The newly created features and amenities will appear in the list, and you can apply them to appropriate spaces at your property. To learn more, see Assigning Features and Amenities to Spaces.
To add features and amenities that are not found on the list:
To add a new feature or amenity:
- Navigate to Features and Amenities, select the Property, Space Types, and select Add Features and Amenities.

Click Create Custom Feature and Amenity.

Enter Custom Feature Details:
- Enter the name of the custom feature.

Select the appropriate category from the following options:
- Access
- Additional Amenities
- Moving Options
- Renting and Payments
- Security
- Space Features
- Vehicle Storage

Choose the type of option:
- Yes or No: For boolean values (e.g., Climate Control: Yes/No).
- Multiple Options: For features with multiple choices (e.g., Floor: Ground Floor, First Floor, Second Floor; Door: Swing Door, Roll Up Door, Electronic Door).

Click Next.
Note: Apply default values using the 51% rule: If a feature applies to 51% or more spaces, select that value as the default (e.g., 51% of spaces with Interior Access → Default: Interior Access).
6. Once all defaults are set, click Save.
The custom feature with its default value will now appear under the selected space type, automatically applying to all relevant spaces in the property.
To change the features and amenities of any space or group of spaces:
- Navigate to the Spaces tab for the specific property.
- Apply filters to narrow down the list of spaces (Optional).
- Click on Bulk Edit.
- Select the spaces you want to modify.
- Choose Manage Features and Amenities.
6. Select the feature or amenity you wish to update and set the desired value.
7. Click Apply Selected Features and Amenities to save the changes.
