Understanding the Raw Transaction Report for Tenant Payments

The Raw Transaction Report provides comprehensive information about all transactions (i.e., successful and unsuccessful) captured by the payment processor. It provides granular details for each transaction, including transaction date and time, amount, currency, payment method, cardholder details, merchant details, and more.
The Raw Transactions Report enables you to perform an in-depth analysis and self-serve your tenants’ payment-related issues without contacting customer support. You can verify the status of your tenants’ payments and identify if they got charged, check the status of their refund requests, and reconcile the transactions in Hummingbird with those at the payment processor’s end.
Note: This report only applies to properties that have opted for the Tenant Payments solution.
To view the Raw Transaction Report for Tenant Payments, navigate to Reports from the left navigation menu, expand the Payment Processing Reports folder from your Reports Library, and click Raw Transaction Report for Tenant Payments.
Alternatively, you can use the Search bar available in the Reports library.

Provide the following information:

Report Time Period - The timeframe for which you want to view the data, i.e. Today, last 7 days, last 30 days, etc. You can also specify a date or range by clicking Custom Date or Custom Range from the drop-down list and selecting the required date(s) from the calendar.
- File Type - The preferred file format for downloading the report, i.e., .pdf or .xlsx
- Property - The property for which you want to view the associated data in the report.
Click Run Report.
Alternatively, you can run the report by clicking Run Report from the corresponding vertical ellipsis.
Note: Since the Raw Transaction Report is a Static report, it cannot be customized to add or remove fields, filter and sort data, etc., and is downloaded to your computer in the specified format.
Raw Transaction Report for Tenant Payments Sections
- Account Number: The unique account number associated with your property’s merchant account.
- Transaction Date: The date and time when a transaction was initiated.
- Fund Date: The date and time when funds associated with a particular payment transaction are available or credited to the merchant’s account.

Settle Date: The date on which a payment transaction is settled or finalized. In other words, It is the date on which the funds are credited to the merchant account.
For example, in the case of Credit Card transactions, the transaction may be authorized immediately at the Point of Sale, but the settlement may occur a day or more later during a batch processing period. - AttNum: The transaction number on the payment processor’s end.

Transaction Description: A note that appears explaining the particular transaction details. Some of the transaction types are:

- Transaction Detail Account: An account identifier used as a security measure to verify the card /account’s authenticity. For example, the last four digits of a Credit Card, the first four digits of the Routing number for a Checking account, etc.
- Transaction Detail Type: The card payment network associated with the Credit Card through which the transaction is made, for example, Visa, Mastercard, American Express, etc.
- Auth Amount: The Amount a transaction was originally authorized for, i.e. the initial amount that a merchant requests approval for from the tenant’s bank when a Credit Card transaction is initiated. This authorization ensures that the tenant has sufficient funds or credit available to complete the transaction.
- Gross Amount: The total or gross amount of money involved in a particular transaction before any deductions, fees, or adjustments like processing fees, service charges, taxes, etc. This column provides a straightforward representation of the full financial value associated with a specific transaction.
- Net Amount: The final amount of money remaining after all deductions, fees, or adjustments have been considered. It represents the actual amount that is received or paid out in the transaction, excluding any associated fees or charges.
- AVS Code: The Address Verification System Code is a fraud prevention measure used in Credit card transactions to verify that the address provided by the tenant matches the address on file with the Credit card issuer. AVS helps reduce the risk of fraudulent transactions by confirming that the person making the purchase has access to the cardholder's billing address. It is a one or two-character code that represents the results of the AVS check. Some of the common AVS codes are as follows:

Response Code: A numerical or alphanumeric code that provides information about the outcome of a payment transaction. This code is generated by the payment processing system and helps understand the status of a transaction.
Note: The Response Codes can vary depending on the payment processor and the card network.

- Response Code Description: A description of the approval or decline response code received from the card issuer.
- Auth Code: A unique authorization code generated by the card issuer in response to a merchant's request to authorize a credit or debit card transaction. This code serves as proof that the transaction has been authorized and approved.
- Exp Date: The expiration date of the Credit card through which the transaction is made.
- Transaction Info Id: A unique identifier or reference associated with a specific payment transaction. This identifier serves as a way to track and manage individual transactions.

SweepId: A unique identifier used to track and link individual transactions or fund movements within a sweep account. You can easily see how specific transactions correspond to payouts or withdrawals by referencing the Sweep ID. Transactions in the same payout will share a similar Sweep ID, simplifying reconciliation.
Note: A sweep account automatically transfers funds between a primary account (such as a checking account) and secondary accounts (like savings or investment accounts) to maintain target balances and maximize returns. - Batch Id: An identifier associated with a group of payment transactions processed together as part of a batch. Payment processors and financial institutions often group transactions into batches for efficiency during the settlement and processing of credit cards.
- Card Present: Indicates if a payment transaction was conducted in person at the property where the payment card was physically present or if the transaction was completed remotely, such as in online or over-the-phone transactions. This column is associated with True or False values.
- HasCVV2: An indicator on a transaction when CVV2/CID2 information is provided or verified in the authorization.
- Owner Country Code: A code representing the country where the cardholder's financial institution or bank is located.
- Bank Name: The name of the financial institution or bank associated with the account from which the payment was made.
- Bank Address: The address of the bank associated with a transaction.
- Currency: The currency in which a transaction is conducted.
- Parent Transaction Info Id: An identifier that connects a specific transaction, such as a refund, to the original transaction it’s related to. To trace a refund back to its source, use the Parent Transaction Info ID from the refund entry and search for it in the Transaction Info ID column. This will help you locate the original transaction for reference or reconciliation.
- Trace Number: A unique identifier assigned to a payment transaction. It is essential for various purposes, including tracking, reconciliation, and auditing.
- Card Present Type: The method by which a payment card is physically presented to complete the transaction. The common types of card-present transaction methods are EMV, Magstripe, and NFC. If the card is absent, an “E-commerce” value is displayed in this column.

Merchant Transaction Date: The date the merchant processed or recorded a payment transaction. This date is in the merchant’s local time zone.
